The project is a testament to how engineering precision and thoughtful design can unlock complex sites previously deemed “undevelopable,” delivering sustainability, beauty, and function in a uniquely challenging urban location, Chiswick London. Other investors and developers walked away deal This was a backland development behind existing houses, constrained by party walls and a live railway less than 2m aways. We creatively transformed a single-storey office into five high-spec EPC A-rated homes using modular MMC, offsite fabrication, and scaffold-free construction to manage railway risk. Smart logistics, lean methods, and stakeholder collaboration allowed us to build efficiently with minimal disruption.

Phoenix House Romford Development
Phoenix House is a mixed-use building on a prominent stretch of Romford High Street, just moments from the new Elizabeth line station. Acquired in 2025, the project reflects a planning-led approach focused on risk management, timing and long-term value creation.
The acquisition was deliberately structured to avoid paying for unearned planning upside, with detailed work undertaken before exchange to understand the asset, manage risk and establish a clear delivery strategy.
The development is being delivered in phases. Phase One commenced at the beginning of 2026 and will deliver 21 new apartments through a permitted development route, providing speed, certainty and a strong foundation for future value. Two further phases are under consideration, allowing the scheme to evolve in line with planning and market conditions.
